📍 What NRIs Must Know

  • Market Price vs SRO Value: Stamp duty is levied on the higher of the actual sale price or SRO guideline value. NRIs typically pay on full market price.
  • No Gender Concession: Kerala does not offer reduced rates for women buyers. Same 8% applies to all.
  • Payment Method: Stamp duty must be paid via Demand Draft or e-challan. NRIs must route funds from NRE/NRO account.
  • Gift Deed Advantage: Receiving from parents/siblings? Gift Deed (Blood Relative) at 2%+1% = 3% total is far cheaper than Sale Deed at 10%.
  • Undervaluation Penalty: Underpaying stamp duty attracts a penalty of 2% per month on the deficient amount.
